Software for property management companies

Maintenance requests arrive by text to whoever the tenant has a number for, and owner reporting is assembled by hand every month. The first loses tickets and the second loses the manager's week.

Product, property and assets. Orders, reservations, inventory and occupancy need consistent records. Compare specialist tools first, then define any custom coordination around changes, exceptions and reconciliation.

Sub-niches covered: Residential multi-family management, Condominium and syndicate management, Commercial and retail property, Short-term rental management, Student and purpose-built rental, Mixed-use portfolios.

You likely have this problem if:

Maintenance requests arrive by text to whoever the tenant has a number for.

Owner statements are assembled by hand every month.

Vendor invoices cannot be traced back to what caused them.

Leasing and operations are tracked in different places.

You cannot name the unit that is quietly eating the maintenance budget.

What breaks operationally:

Maintenance requests come by text and phone and are lost between staff.

Owner statements are assembled manually each month from several sources.

Vendor work orders and invoices are not linked to the request that caused them.

Leasing pipeline and unit availability are tracked separately from operations.

What we build:

Tenant ticket portal. Requests captured with photos against the unit, assigned and tracked to completion.

Automated owner statements. Statements generated from the same ledger that records the work, on schedule.

Vendor work orders. Work orders issued from the ticket and reconciled against the invoice, so cost traces to cause.

Leasing pipeline. Availability, enquiries and applications in the same system as operations rather than beside it.

Do tenants use a maintenance portal?

They use whatever is easiest, so it should accept a text message and a photo without an app or a login. Portals that require account creation get bypassed and the requests go back to somebody's phone.

Why automate owner statements?

Because manual assembly is both the biggest recurring time cost and the largest source of errors that damage owner trust. Generated statements are more accurate and arrive on the same day every month, which owners value more than the format.

Should work orders link to tickets?

Always. Without it you can see what you spent but not what caused it, which makes it impossible to identify the unit or building that is quietly consuming the budget.

Does this work for condo and syndicate management?

Yes, with a different reporting layer. Boards need different reporting from individual owners, but the maintenance and vendor mechanics underneath are the same.
